888 Dupont

19 storeys at Dupont and Ossington. Its neighbours stop at nine.

A developer is proposing a 19-storey rental building at the northeast corner of Dupont Street and Ossington Avenue, with only 116 m2 of commercial space. This site puts the public record in one place and sets out what neighbours are asking the City to do.

Where things stand

The owner, 888 Dupont Street GP Inc. and 888 Dupont Street LP, resubmitted its site plan application to the City on September 28-29, 2026 and says it aims to break ground in early 2027. The resubmission answers City comments from earlier in 2026, and the City's application page shows where the file stands.

The site already has permissions: zoning and Official Plan changes from 2022, and a conditional minor variance from 2024. So the real questions are whether today's building stays inside those approvals, and whether the studies and the City's review are equal to its scale.

A building that affects the whole neighbourhood

It would stand beside the residents of The Dupont, in front of Shaw Gardens and Garrison Creek Park, and across the street from homes south of Dupont. Each group faces something different.

The Dupont, 840 Dupont Street, to the east

  • Its rooftop pool and terrace could lose afternoon and evening sun to the new building's shadow. We are asking the City to measure it.
  • Windows on floors 3 to 9 would face the new east wall from 14.7 to 15.5 m away. The applicant calls 11 m typical.
  • City urban design asked for privacy planters on the east-facing terraces. The applicant declined.
  • Part of the east wall is set back 4.92 m, where the applicant describes 5.30 m as required. Shadow and construction affect them too.

Shaw Gardens and Garrison Creek Park, to the north

  • New shadow on the park, its food-growing community garden and the PollinateTO pollinator corridor.
  • Possible extra traffic on Acores Avenue and Shaw Street.
  • A building far taller than anything near it.

Homes south of Dupont

  • New shadow, which we are asking the City to measure.
  • A right-turn-only driveway that can push trips onto local streets.
  • Shoring tiebacks into the Ossington and Dupont right of way, and dewatering registered through 2029.
If you live, work or spend time near Dupont and Ossington, your comments to the City count as much as ours. See Get involved for what to say and where to send it.

What is at stake

Garrison Creek Park lies north of the rail corridor that borders the site, and Shaw Gardens lies north of the park. A building this tall raises seven planning questions, and they reach well beyond one street.

What we are asking the City to do

  1. Keep mixed use in view. Require the policy justification the City has already asked for, and press for a meaningful non-residential component.
  2. Show what changed. Publish a clear comparison of the proposal against the 2022 by-law and the 2024 variance.
  3. Study the building that is proposed. Require shadow, wind, traffic, rail safety and noise and vibration analysis that matches the current massing and names the streets, parks and neighbouring properties affected.
  4. Judge the height in context. Assess built form, transition and the mix of uses against the Official Plan and the area's planning history, and say publicly how that assessment came out.
  5. Protect the neighbours next door. Require the privacy screening City urban design asked for on the east wall, and put the construction dewatering plans on the public file.
  6. Clear up the record. Clarify the status of the Section 37 agreement and the differing building descriptions in City and Ministry filings. See Open questions.
